Fixed vs Opening Windows: Where Each Type Works Best

A fixed light has no operable sash or opening hardware. With fewer moving components it can often achieve slimmer sightlines, accommodate a larger pane within system limits and reduce maintenance points.

There are different fixed constructions, including glass held in a frame or a fixed sash chosen for consistent external sightlines. Ask which version is quoted because their appearance and glass area can differ.

Bedrooms, kitchens and living spaces may need purge ventilation even when mechanical ventilation is present. An opening also allows external glass to be cleaned safely from inside where no balcony or ground access exists.

Local design rules can require emergency escape or smoke ventilation through particular openings. These requirements should be confirmed by the project designer rather than assumed from a standard window size.

Removing a sash frame can increase the clear glazed area and simplify a view. Fixed sections are therefore useful in multi-part compositions where another panel provides ventilation. They can also reduce hardware cost, although glass size and handling still influence the total.

A wall of fixed glass is not automatically economical. Oversized panes may require thicker glass, lifting equipment and more substantial supports, so the complete configuration needs a project quotation.

A fixed ground-floor pane can usually be cleaned from outside. On an upper storey, fixed glazing may need a reachable adjacent opening, a balcony, specialist equipment or a planned maintenance route.

Consider external shutters, insect screens and façade fins at the same time. A beautiful pane that cannot be reached for glass or shading-system service creates avoidable lifetime cost.

Place opening sashes where air movement is effective and handles remain accessible. Use fixed panes to widen views, reduce visual divisions and keep the composition calm. The rhythm should work from both the room and the façade.
